Dharma Productions Private Limited, the Bollywood film production company founded by Karan Johar, has leased a new office space in Andheri West, Mumbai for a four-year term, beginning with a monthly rent of ₹15 lakh. The agreement includes an annual escalation clause — rent will increase by 5% each year — bringing the final year’s rent to approximately ₹17.36 lakh per month, and totaling around ₹7.75 crore over the duration of the lease.
The office spans about 5,500 square feet in the “Signature” development by Lotus Developers. As part of the deal, Dharma Productions has also paid a security deposit of ₹1 crore and borne stamp duty of ₹2.04 lakh plus registration charges of ₹1,000. The property registration documents record the transaction as finalized in September 2025.
This move comes in the context of shifts within the company: in 2024, Karan Johar sold 50% stake of Dharma Productions to Adar Poonawalla via Serene Productions, retaining the balance with himself and Apoorva Mehta
