Bengaluru, August 18 – Apple has finalized a major real estate deal in Bengaluru by leasing 2.7 lakh sq ft of office space in the premium commercial tower Embassy Zenith. The agreement, signed for 10 years, covers nine consecutive floors from the 5th to the 13th level.
According to property filings, the lease begins in April 2025 with a monthly rent of nearly ₹6.3 crore, translating to about ₹235 per sq ft. The deal includes a 4.5% annual rent escalation clause and requires a security deposit of ₹31.57 crore. Over the full lease term, Apple’s rental commitment is estimated at over ₹1,000 crore.
The new facility is set to become Apple’s largest office in India, with capacity to seat 1,200 employees, strengthening its base in India’s leading technology hub. Sources indicate Apple may expand further within the same tower, potentially increasing its total footprint to around 4 lakh sq ft.
Industry experts view the deal as a significant boost to Bengaluru’s premium office market, reflecting multinational confidence in India’s talent and infrastructure. The city continues to attract global tech companies establishing large-scale engineering and R&D centres.
Apple has been steadily increasing its presence in India, both in retail and backend operations. The Bengaluru lease underscores its long-term strategy of investing in infrastructure and workforce as it looks to scale operations in one of its fastest-growing markets.
